Finally an update


A long awaited photo update!!!

We are slowly progressing through the maintenance list. 

We haven't done too much, we will start to plan our alfresco tiles, porch tiles, alfresco extension and some concrete paths soon.... Oh and some plants!!

We finally bought an outdoor setting and a BBQ today!!

It has been 3 months.....

It's hard to believe we have been in our home for 3 months now.

Time has just flown by, it has been a whirlwind of getting things done.

Since my last update, we have bought interior lighting, and downstairs is all installed.
We chose a lovely LED downlight that gives a warmth to the house & a mix of pendants for the bedrooms, dining & kitchen bench.

My gorgeous David Trubridge Coral pendant is still to be installed and I can not wait to see it hanging in all its glory!
We have poured a slab down the side of the house and installed a shed.

Built some garden beds around the perimeter of the back yard & filled with dirt.

Shutters & blinds have been installed, they are just gorgeous.

Hired a bobcat (and yes, I learnt to drive a bobcat!) and spread 30 tonne of turf underlay in the front & back yard.

Frosted the front door & WIR window.

Installed shelving to the garage.

There are still a few things left to do, next weekend we will spread crushed granite on the narrower side of the house, pour concrete steps for the laundry & garage external doors and Easter weekend sees us laying TURF!!!

Then I think it's time to relax for a bit, before we look at paving the front porch & alfresco and doing a few other bits & pieces.

Our 3 month maintenance check list is due to be submitted, a few things that need addressing, so hopefully they will be sorted in a timely manner.

I was asked the other day if there is anything I would change about the house, I can't think of anything, it is perfect, the kitchen is easy to navigate around, everything seems well placed and well thought out.
I recently read an interior design book and when talking about house lay out, I found myself nodding along and smiling to myself that Rawson has designed a functional home.

January Update

Driveway is in, gates are done, clothesline up and we have had a quote for some frosting on the front door.

More progress...

Our place has been a hive of activity of late.

We've had fencers here all week putting up our fence, the drive way starts tomorrow.

I had screen doors installed on the alfresco stacker doors & the laundry door, and what a difference they make!
We get a beautiful breeze where we are, and it's enough to cool the house right down.
With an indoor cat & a Golden Retriever who would love to be an indoor dog, screen doors were a must!

We accepted a quote for our window coverings yesterday.
We are getting timber shutters to most windows, block out blinds to bedrooms 1, 3 & 4 and a sunfilter blind to the top of the stairs.

The blinds should be ready in 3 weeks and the shutters 4-6 weeks.

It will be great to get rid of the butchers paper from the windows.

Next on the list is to set out garden beds, select pavers for edging and finish off the side gates.

No photos yet, I haven't had a chance to take any, but I promise there will be photos soon.

A long awaited update!

I haven't dropped off the face of the earth.
Just busy unpacking, cleaning, unpacking some more and building a retaining wall with my husband.


A few questions we get asked, would we build again, would we recommend our builder and are you happy with the finished product.

So the answers...
I hope we never have to build again, it was an emotional roller coaster, it was thrilling and draining at the same time.
We had delays on settlement with the land which put us back 6 months.

We had to move from our first rental after 6 months, so technically we moved 3 times in 12 months!

Without a doubt I would recommend Rawson Homes. We love our Rawson Home!
Our CSO at head office was fantastic, our Colour Consultant was fabulous, helpful and in no way pushy & our Site Supervisor who is new to Rawson Homes was thorough, easy going & honest.

It took a week shy of 6 months to build, which is good time for a double storey home of our size.
The quality of work has been excellent, there are still a few things that need work (acid burnt bricks & welding in of our garage door opener) these will be done when tradies are back from Christmas break.

We are very happy with the finished product, we are pleased with how our colours have come together nicely. We took a gamble on our kitchen colours and we love them.
There is nothing I would have done differently, changes we have made to the original plans have come up nicely. Our upgrades have been money well spent. There is nothing that we regret doing.

I love the whole house, but here are few things that stand out -

- Powerpoint to Island bench top - It would have to be the most used power point in the house. If it's not charging a phone, it's used for the vacuum or to charge a laptop or iPod dock for music in the kitchen.

- Oven & Cooktop - Roomy and works well. Looks great too!

- Stairs - These were a pricey upgrade, as seen in the Seaview display home at Homeworld V in Kellyville. They look amazing, we get comments on how good they look. The stain looks fantastic on them too.

- Big windows in bedroom & above the stairs - Right now we have views of the golf course (until we get built behind) We get some great breezes through the house too.We can see right across to The Ponds from our bedroom & we can see the golf course from the stairs. We plan on putting a pendant light above the stairs (David Trubridge - Coral pendant) which will be seen from the street.

- Freestanding bath - Another upgrade, it's so big and spacious, I can't wait to finally have time to lay in it and soak. I have used it a couple of times & it's amazing.

- Rain showerhead - Okay, so I'll admit, I was a bit hesitant... but I love it. It's so nice just standing under it.

- Butler's Pantry - We had the pantry fitted out as an upgrade and I love it. It's spacious, it is functional and it's nice to have everything hidden away.
We did change the lay out of the pantry from the display home, we have the full height cupboards on the otherside. I am so glad we did this, as it gives a nicer view from the kitchen. The overhead cupboards & benches are hidden out of sight and makes it look neater.

- Front Door - The pivot door looks great & the handle completes it.

- Air Conditioning - We've never had ducted air conditioning before. The positioning of our house and the insulation means the house is always cool. 22 degrees inside whilst it's over 30 degrees outside, and thats without the air conditioning on. We have barely used the air conditioning but it's great to know we can cool the house down if needed.

The only thing I would change is the push to open doors in the bathrooms, they drive me crazy.
They don't always close. Maybe there is a knack to doing it, or maybe ours are faulty, but it's going on my maintenance list!

We still have a lot to do, we are working on the driveway now, as well as some shelving for the garage. We will get fences up in the coming weeks and a driveway poured.
After this will be gardens & eventually lawn.

I will take some photos in the coming weeks of the house, but for now here are some sneaky photos & some photos of our retaining wall.

The retaining wall took 6 days to build, mostly my husband's handy work, but I was in there digging, mixing concrete, bolting timbers in & giving it my best shot!

We will now have a lovely level backyard. The retaining wall is 1000mm high at it's highest point, it's 18.5m across the back & 12m up one side.

Today is the day!!

In just a few hours we will be handed the keys to our brand new home!

I am excited, I am thrilled with how everything has come together and I am looking forward to getting in there and unpacking.

I will update my blog with more photos as we go but here is a teaser...

Not long to go now

There is 5 days until our apparent handover date.

Our PCI walk through was pushed back from last Wednesday afternoon to tomorrow afternoon.

The list I posted last week still has a lot outstanding which concerns me.

The things that got completed from the list were insulation was spread in the roof, the tiler completed the tiling upstairs, but still needs to return to finish the splashback and the inside was cleaned up a bit.

Which leaves 5 days for the following things to be done.... as well as a few defects we've picked up along the way.

- shower screens, wardrobe railings, shelving in pantry, mirrors
- fly screens and screen doors
- acid burnt bricks need replacing & a few bricks need fixing.
- inspection point needs to be bricked up
- timber screen to the front facade needs to be installed (enter worlds slowest carpenter again!)
- paint touch ups
- carpet
- tiling - kitchen splashback
- stair case needs to be stained
- site clean up
- internal clean (final clean)

Carpet is meant to be tomorrow, staircase was meant to be painted on Saturday, which didn't happen.
Our SS queried our stain colour, which has made me nervous. We had chosen Ebony as per the display home, but our SS said it's very dark, so a few frantic phone calls to the lovely interior ladies and I am hoping it turns out okay.

We NEED to handover on Friday as we have to hand back our rental keys on the Tuesday afternoon.

In other news, one of our lounges has been delivered, it is still in boxes, can't wait to open it!!
Our rental resembles a warehouse with boxes everywhere. The clutter is making me twitchy.

The DA for the retaining wall was approved last week. So will be ready to start that as soon as we're in.

Good news, the bank valuation has come through and I can pick up the final cheque on Friday morning, I am so glad that is all sorted, I was petrified that the bank would delay things.

Fingers crossed everything falls into place this week, I can't wait to move into my beautiful new home, and unpack all our belongings that have been boxed up for over a year now.

Better keep packing, there is still a bit to box up & a whole lot of cleaning to do!

Countdown is on!

2 weeks until handover...

Assuming all goes to plan.

I am quietly confident that everything will come together nicely, but I don't want to get my hopes up too high.

We have handed in our notice to our real estate agent, paid for our insurance and we received our final progress payment yesterday and that has been sent off to the bank.
Let's hope the bank gets its act together and processes it quickly and doesn't delay anything.

We had a sticky beak in the window yesterday, the tiler has been there tiling the main living area floor downstairs. It looks fantastic.

We have a walk through booked in for next Wednesday, so hopefully all the little things that need doing will be done or close to being done.

A few things left to do still;
- shower screens, wardrobe railings, shelving in pantry, mirrors

We are taking delivery of one of our lounges next Wednesday, not sure where we'll store that, but King couldn't deliver it once we were in because their warehouse is under renovation.

The DA for retaining walls should be through soon, we had to submit additional paperwork, so now we just wait!
That's our Christmas job, installed 900mm high retaining walls to the rear of our block and to the sides.

A walk through...

We had the opportunity to walk through the house today. I finally got to meet our lovely supervisor.
My husband has been meeting with our supervisor regularly and this is the first time I have been able to attend.

Handover is still looking like the 14th December.
Everything is booked in and going to plan.

Very happy with our colours, selections and most importantly extremely happy with our builder.
Our supervisor has worked hard to ensure everything is completed to the highest standard and has a fantastic eye for detail and picked up things we never would have seen.

Now to get all our paperwork sorted for the final payment. Last time we put through a payment the bank was painfully slow and took 3 weeks for them to send a valuer out to approve the payment.
