It's started!!

I spent the first 2 days of the week out of Sydney, a quick visit to Tamworth & Armidale for work. Thought I'd get it out of the way before our build commenced...

So when I drove past yesterday, to my surprise, we had started!!! It's been a long 12 months waiting to get to this point.
We've had our block cut & filled, piers, form work up, reo & waffle pods delivered!!!!

So it's been a busy 2 days on site. Plumber should be in next.....

We're getting closer....

It's been a couple of weeks since my last update...

We have been waiting on the bank to send through the final paperwork, and they have been incredibly slow.

Yesterday the bank received all of our signed paperwork, and our builder has received confirmation from the bank to say they can commence.
I heard from our builder yesterday and our construction certificate came through, our site supervisor will be collecting our file on Tuesday next week, and then we're BUILDING!!

It has been a long 12 month since we exchanged contracts on the land, and I can't believe it's all going to start very soon....

It's the little things....

I did a quick drive by our block yesterday morning, expecting to see nothing....

But I was greeted by PEGS! The surveyor has been through and pegged out our block.

Nothing has happened to warrant a real update, so here are a few images....

Finances are still a work in progress, they should be finalised this week, so I'm guessing we're a couple of weeks away from starting. On our to do list currently is to confirm our colours, meet our site supervisor and provide proof of finances....

We moved rentals last weekend, we didn't anticipate having to move twice during the build (thankfully we didn't unpack everything!), hopefully this place will see us through until we move to Stonecutters Ridge.

Not long now...

The land is OURS!

With the fences down on our release, we are now able to visit the land freely!

It's a beautiful view up there, hopefully we will be able to capture a peek at the views once we're built.

We've mapped out on our land where our house will sit, it's exciting to see what size yard we'll have.

So onto the exciting news, we now are the proud "owners" of our block of land.

Settlement was due on the 9th of May, of course nothing ever goes smoothly, our cheque was lost in the post on the way to the solicitor for settlement!
This meant that settlement was delayed until yesterday (10th) the cheque still hadn't shown up, so I madly dashed to the bank, waited an hour for the bank to do their thing to enable them to cancel the cheque, redeposit the cheque and rewrite the cheque!
With an hour and a half to spare, I sped down the M4 to Elizabeth Street in the city, as I travelled in I phoned the settlement agency's solicitor who was waiting on a street corner to collect the cheque from me.
I pulled up at a red traffic light in the CBD and I had a lady motion at me... something about a cheque.
I put the window down, she asked me for the cheque, I passed the envelope out of the window and off I went again.
There was a moment there where I wondered if I had given the cheque to the right person!

My conveyancer called about 45minutes later to confirm that settlement had taken place and the land is now "ours"... or the banks..

Our DA has been approved through council, our builder uses a private certifier to get our construction certificate, so that's underway at the moment.
We've got a few weeks until our build commences so in the mean time we've got paperwork to submit to prove ownership and finances, colours to confirm and then it's all systems go!!

Hopefully my next update will be a fence or a portaloo or something to symbolise that we're on our way!!!

And we're registered......

And I never thought this day would come!!

After checking the LPI website a few times, I noticed that our land has finally registered, this was confirmed this morning by our conveyancer who had been notified overnight.

So now we've got 21 days until settlement, our building contracts have been signed, so we've got a few last things to finalise, but it should be a smooth process. *fingers crossed*

We had a small variation to our front porch, the variation now sees it completely undercover!!

We had the opportunity to walk on the golf course, peer into the clubhouse and stand on our block on the weekend. We took some photos, and I'll post these up when I get the chance.
The view is fantastic and the course looks amazing.

Next Tuesday is our electrical appointment, we've looked over our plans and we'll add some additional power points, external light fixtures and downlights to downstairs.
